Colliers Professional Participates in
Chronicle of Philanthropy Panel

David Lebenstein, Senior Managing Director of Colliers ABR (NY) and Co-Chair of Colliers Not-For-Profit Advisory Group, was recently featured as a guest panelist for The Chronicle of Philanthropy Live Discussion titled, “Real Estate and Facilities: Understanding Your Options.”

The Chronicle of Philanthropy is the major periodical that philanthropic and cultural institutions, hospitals, charities, grant makers, fundraisers and other not-for-profit (NFP) entities rely on for up-to-date information on the state of the industry, including new projects and trends in funding.  The Chronicle offers content useful not only for employees of NFP organizations, but also companies that provide services to NFP groups.

David was recommended as the knowledgeable commercial real estate expert by co-panelist Clara Miller, Chief Executive of NY’s Nonprofit Finance Fund.  Clara is a nationally recognized expert on facilities issues affecting non-profits; particularly, their financing and business planning matters.

Rounding out the panel was Debra D. Schwartz, Director Program-Related Investments for the MacArthur Foundation.  Debra presented the viewpoint of a potential financial funder.

The Live Discussion was timely, given the economic downturn, and served to offer practical advice to NFP entities regarding their real estate concerns (rent vs. buy, sublease vs. sell), while providing general overviews of available financing options.

The event garnered 400 registered participants from across the U.S. who often expressed similar challenges, and sought simple answers to generally complex questions.  Although the panelists offered insight from varying perspectives, they often had the same point of view: research, research, research; consult with the appropriate advisors locally; and be cautious about the degree of risk you’re capable of making given the economy and organization-specific factors (i.e. budget, overhead, expenses, etc.)

In discussing his experience on The Chronicle panel, David opined that often commercial real estate brokers are perceived negatively, as in the stereotype of the used car salesman.  Colliers professionals are our clients’ trusted advisors, always looking out for their best interests.  In doing so, we are de-mystifying the real estate process, thus ensuring that we are representing the commercial real estate industry in a positive way.
